Since then, we have conducted a series of tenant surveys and
wanted to share some of the tenant responses on wireless
communication trends. How many of you really know what your
tenants need in terms of telecom? Perhaps this issue will
shed some light on what your tenants may be thinking! And
with all the buzz surrounding wireless communications, we felt it
appropriate to run another article on wireless coverage solutions
for office buildings and other commercial structures.

Communications Coverage Solutions

As the use of wireless
devices proliferates in society, the lack of seamless coverage has
become a growing issue not only for end-users, but also for the
wireless carriers and the administrators of the environments that
prohibit wireless use. Building owners and property managers are
among those caught in the middle of this issue because they
control many of the spaces that interfere with wireless signals,
leaving pockets of unserviced airspace and lots of unhappy
wireless customers. This is an issue that should be seriously
reviewed today, if wireless is to become the communications method
of choice now and in the future. This week’s Feature Article

CRE Research: Tenant Wireless Needs Surveys
CRE Partners has been conducting a
series of tenant telecommunications surveys, and we wanted to share
some responses and general trends with you. These surveys
research tenants' use of wireless communications devices, including
cell phones, pagers, PDAs, two-way radios, etc:

- Most tenants
in commercial office buildings have a problem with wireless
coverage in internal areas of the building, including conference
rooms, internal offices, elevators and garages; tenants in
high-rise buildings also have problems with coverage on higher
floors.
- Tenants tend
to blame their wireless carrier for poor cell phone coverage, not
the building owner/manager. Most tenants were not aware that
in-building wireless systems can be installed to improve internal
coverage issues (many property managers and owners were not aware
either!). Tenants have simply learned to adjust to where
they can and can't receive signals.
- When tenants
learned of in-building coverage solutions, most expressed a strong
interest in having a system installed in their building;
- Some tenants
have already installed wireless computer access points on their
network to allow employees and visitors to access the Internet and
e-mail through a wireless LAN connection.
- There was a
very wide range of responses in terms of the importance of
wireless communications as a "business critical" need. Many
tenants ranked the importance as "low", meaning they could do
without -- while others ranked it as "high", meaning it was
critical to their business. Our findings were inconclusive
in terms of a "general trend" -- however, we did find specific
trends were clear on a building-by-building basis, supporting the
importance of conducting regular building surveys.
